Default Update to house hunting

Nick and I finally went house hunting over the weekend...looking at two properties Saturday morning. The first house was huge, although would need a lot of updates due to age. However, nothing serious or that had to be done right away. The second house was updated and very nice, but way too small for our family.

On Sunday, we called the realtor to make an offer on the first home. The guy had listed it in July 2005 at $142,000 and had never reduced the price, even though he's had three offers since then. We were not confident about him accepting our offer after hearing this, but decided to try anyway. So we offered $135,000. He counter-offered with $140,000. We figured it was definitely a lost cause then, but counter-offered $137,000 and he accepted!!! A little more than we had wanted to spend, but this house is HUGE! We'll have room for ALL of our stuff with a lot of room to spare, so that's definitely what we needed. We're just going to have to save up to renovate the outdated items (primarily all of the bathrooms) and eventually the kitchen appliances and such.

Stats

1 Acre Lot / 2460 Sq. Ft. Home

Upstairs: Split-level foyer, Living room, Dining area, Kitchen, 3BR, 1.5BA

Downstairs: One-car garage, Finished basement, 2 Bonus rooms, 1BA, Living area, Storage area, Fireplace

Outside: Deck leading from top floor, Storage shed, Basketball goal

Thanks, ladies! Starting to get scared now with the mortgage payment and all. LOL We'll have to pay $450/mth more than what we are currently paying in rent, so definitely going to have to figure up a budget! Unfortunately, no remodeling in the near future...maybe with our tax refund! At least I can figure out what I want between now and then.
